This is our most comprehensive assessment, designed for clients seeking a detailed understanding of the moisture, mould and indoor environmental conditions within their home.

The investigation begins with a pre-inspection questionnaire, including a review of the property's history, previous water intrusion events, occupant concerns, and any relevant health symptoms that may assist in understanding potential environmental exposures.

The onsite assessment typically takes 4–6 hours, depending on the size and complexity of the property. During this time, all accessible areas are systematically assessed for moisture intrusion, water damage, building defects, ventilation issues and other environmental conditions that may contribute to mould growth or poor indoor air quality.

 

Moisture mapping, thermal imaging, environmental measurements and targeted sampling are undertaken as required.

Following the assessment, you will receive a detailed written report including inspection findings, photographs, moisture readings, laboratory results, interpretation of sampling data, identification of contributing factors, and practical recommendations for remediation, prevention and ongoing management.

This service is ideal for homes with a history of leaks, flooding, condensation, musty odours, visible mould growth, unexplained indoor air quality concerns, or where occupants are experiencing health symptoms that may be associated with environmental exposures.

Laboratory analysis is charged at $140 per sample. Sampling requirements vary depending on the size of the property, number of areas of concern, and investigation objectives.

The Quick Check Air Assessment is a simplified screening service designed to provide an initial snapshot of the airborne mould levels within your home.

​

This assessment helps determine whether indoor mould levels appear typical when compared to the outdoor environment, or whether further investigation may be warranted.

​

Air samples are collected from selected indoor areas and compared against an outdoor reference sample. Laboratory analysis is then used to assess airborne fungal spores and particulate that may be impacting indoor air quality.

This service is ideal for:

Please note that the Quick Check Air Assessment does not include moisture mapping, thermal imaging, building defect assessment, cavity investigations, remediation protocols or a full property inspection. As airborne sampling provides only a snapshot of conditions at the time of testing, additional investigation may be recommended where elevated or abnormal results are identified.

A Post-Remediation Verification (PRV) is an independent assessment undertaken following mould remediation to determine whether remediation objectives have been achieved and whether affected areas have been returned to a normal indoor environmental condition.

As an independent consultant, Home Biotica does not undertake mould remediation works. This allows verification assessments to be completed objectively and without conflict of interest.

​

The assessment typically includes:

• Detailed visual inspection of remediated areas

• Moisture assessment and environmental measurements

• Review of remediation works undertaken

• Air and/or surface sampling where appropriate

• Assessment against relevant industry guidance and project-specific remediation goals

• Identification of any remaining concerns requiring further attention
